So, you just read the article above.  You can make everything very simple for yourself and buy a Las Vegas Hotel Condo.  The Hotel Condos have the proper zoning for nightly rentals.  The three that are suited for either using the on site rental programs or AIR BNB are Vdara at CityCenter, MGM Signature, and Palms Place.

Another option might be a Lake Las Vegas Hotel Condo - (these have very high HOA fees - multi tiered structure), or a condo or townhouse on the Lake Las Vegas South Shore at "V" or "Tramonto".  These permit 3 night minimum rentals.
