The owner of # 4202 priced his condo to sell quickly. The South facing units at Trump Las Vegas command a premium because of the long Strip Views. From the 42nd floor - you see it all! He told us that he loves living there, because it is like being at a Four Seasons, and the tower is in impeccable condition at all times. The staff is beyond amazing, and his every need is catered to.
The owner of # 4511 is selling to upgrade to a Penthouse at the tower as her retirement in near. She too feels the accommodations are amongst the best in the world.

Everything at Trump Las Vegas is just a little bit better than in similar hotel-condo towers - which would be Vdara, Palms Place, and MGM Signature.

The FLOORPLATE: Trump Las Vegas condos hallways are single loaded for privacy. You do not have condos front doors facing each other.
Shuttle Service - Trump Las Vegas is the only hotel condo tower in Las Vegas that offers shuttle service for its owners.
Lavish Baths: Undoubtably, the baths at Trump Tower are appointed just a little more luxurious: Shower surrounds are rain glass for privacy and eye appeal, the marble is a rare stone, the jetted tub has multi levels of power, the penthouse baths are outfitted with a stunning Onyx.
Elevators - Trump Tower elevators are thoughtfully positioned and programmed. Rather than the elevators stopping at any floor - the upper floors have their own dedicated elevator core. The elevator speed at Trump Las Vegas is the best of any high rise property in Las Vegas.
Reserves/ F F & E - Properties in the rental program have funds deducted from each night's occupancy for reserves. These funds stay with the condo upon sale, rather than being refunded to the owner at time of sale. For this reason, the property and units are fresh, immaculate, and show no or little wear and tear.
MGM Signature does also collect "F F & E" funds for updating, and the units at that tower are kept nicely updated if they are in the MGM rental program.
Palms Place does not have any such fund, and you may find the condos that have been in the rental program there a bit "tired", as not much mandatory updating has been required for participation.
Additionally, there is just something about the level of service you experience at Trump that is a step above the rest. I love that when it's summertime and I pick up my car from the valet, it is delivered with ice cold bottles of Trump water in the cupholders.
With all the hoopla daily about our President, prices at Trump Tower have been flat. In looking at the market, Palms Place prices are up partly due to the influx of capital into the resort itself, MGM Signature's are softening as well and are down about 10% off peak pricing last summer (2018), and VDARA remains strong & increasing due to the scarcity of available inventory and CITYCENTER location.
Those looking for a long term buy & hold may want to take a long, hard look at the condos at Trump Las Vegas. I wonder in what other world class city, you could find a fabulously appointed and fully furnished condo on the 42nd floor - with floor to ceiling glass, glorious views, an on site SPA, gorgeous lobby and restaurants with room service, fitness center and pool, for under $300k.
